Samuel M. Ofsevit is a partner in the Real Estate Practice at Tarter Krinsky & Drogin LLP. He represents developers and entrepreneurs in sales, acquisitions and Section 1031 tax-deferred exchanges of office buildings, multi-family and mixed use properties, net leased properties, shopping centers, vacant land and development rights and purchases of commercial loans. He represents borrowers in financing transactions, including permanent and construction mortgage loans, securitized and conduit loans and workouts, and mezzanine loans.

With over 30 years of real estate transactional experience, Sam brings a deep understanding of the industry to better structure and expedite transactions.

Sam assists landlords in preparing and negotiating triple net leases and leases of offices, retail space in mixed-use buildings, shopping centers and free-standing retail properties, and tenants in individual leases.

He represents private non-institutional lenders in commercial mortgage lending. Sam also prepares and negotiates organizational documents for corporations, partnerships, joint ventures and limited liability companies.

Prior to joining Tarter Krinsky & Drogin LLP, he was a partner at Phillips Nizer LLP.

Representative Matters:

  • $130 million acquisition ($80 million financing) of 350,000 sq. ft. office building in downtown Manhattan (Financial District)
  • $38 million acquisition ($23 million financing) of two office buildings totaling 500,000 sq. ft. in suburban Chicago
  • $81+ million acquisition ($65 million financing) of a 900,000 sq. ft. office park in Van Buren Township, Michigan, the largest transaction in the Detroit area in 2012
  • $103 million acquisition ($50 million financing) of a 200,000 sq. ft. office building in Midtown Manhattan
  • $30 million sale of a development site in Manhattan
  • Construction financing of a $40 million, 100,000 sq. ft. development in midtown Manhattan and sale of 45 residential condominium units
  • $104 million acquisition ($75 million mortgage financing and $10 million mezzanine financing) of a 2,000,000 sq. ft. portfolio of 30 buildings in the Syracuse and Rochester areas
  • $140 million acquisitions of multiple sites and development rights in Midtown, Manhattan for a 250,000 sq. ft. condominium development including multiple mortgage and mezzanine financings
  • $76 million construction loan for a West Side, Manhattan condominium development
  • $35 million acquisition ($25 million mortgage financing) of a 470,000 sq. ft. office building in suburban Detroit
